What is Zero Energy and why is it important to Swanee 21?
While the term "zero-energy building" has many definitions, it is most often defined as a building that produces as much energy on-site as it consumes on an annual basis. They are actually referred to as net-zero-energy buildings because they do use energy; however, the supply from on-site generation is equal to (or greater than) the facility's demand. Our goal is to generate excess supply.
Among its many green features, Swanee has solar power panels that cover the roof and is designed to not only generate power for the common areas but pay into the HOA by selling excess energy to the Austin Energy's electric grid. The HOA gets closer to "Zero Energy" and subsidizes its monthly expenses by reducing electrical consumption required by the pool, lights, fountains, and other electrically powered devices. We call it the "Green Income Stream". It's an HOA that pays you by reducing your monthly HOA fees.
